Defects Inspection

Your Owner-Builder Defects Inspection

If you are an owner-builder planning to sell, or a purchaser considering a property with owner-builder works, this inspection is essential. Under the Building Act 1993, all owner-builder works completed in the past 6.5 years must be inspected and documented in a Section 137B Defects Report.

Our inspection covers:

  • Any defects discovered in the building work

  • Incomplete or unfinished work

  • Identification of second-hand, recycled or reclaimed materials

  • Workmanship quality

  • Compliance with building regulations and relevant standards

The report we provide is fully compliant and suitable for inclusion in the Section 32 Vendor Statement.

An Owner-Builder Defects Inspection helps you meet your legal obligations, avoid delays in the sale process and provide complete transparency to prospective buyers. By clearly identifying defects, incomplete works and any reclaimed materials used, the report increases buyer confidence, reduces the risk of disputes and ensures your Section 32 documentation is fully compliant. This protects you financially, streamlines your sale and demonstrates your commitment to quality and accountability.
